How to choose a builder

The first step after adjustment of the project is to find a builder.

Like searching for all the other professionals with whom you are seeking to establish a relationship of trust, the best deals often come from friends who have already built a house. Ask for their recommendations, as well as to identify the names of the builders which they rejected along with the reasons therefor. Make a list of potential builders, plan visits according to the list and get an approximate estimate from each of them. Have your house project at hand. During the meetings, it is important to understand whether you are communicating with the builder successfully or not. Does the person responds to your questions, does he provides answers to them? Remember that your builder will be your best friend throughout the entire period of construction. If you are experiencing anxiety from the start of communication, there is a chance that you'll also have problems when discussing the substantive issues.

Select up to five builders and ask each of them to submit a final offer. To do so, they will need the list of products that will be required in construction (from the taps to the table tops). Make sure that each builder works according to the same drafts and the same list of finishing materials, otherwise, they will provide very different price proposals. When proposals will be prepared, do not act in haste – do not reject the most expensive and do not accept the cheapest. Some builders compose the initial proposal of low prices and then are forced to trim construction costs at the expense of the quality of your home just to meet the budget.

The reputation of the builders is just as important as their proposals. Talk to their former clients to learn more about their experiences with the same builder. Try to visit a house they built a while ago and see how it is. Using all the information, select the builder who best fits your criteria.

Many people who decide to build a house feel anxious about it. It is quite complicated task to choose a reliable contractor (builder or construction company). It can be one of the most important decisions to be made on the way to your dream home.

Choose early and wisely

early as possible? As experts say, the whole process from the beginning must be consistent and deliberate. Many people, to avoid mistakes when choosing a plot, house architecture, the structures and finishes, many who want to build a house, need professional help.

It is advisable to contact at least a few companies or builders so that they submit their proposals. This must be done for free. Ideally, they should submit detailed estimates, which show all the works, materials and mechanisms. Then it will be easier to compare offers with each other. In any case, it will be useful later as "construction conditions" to the contractor already in the works.

Here are some of the criteria which must be considered:

1. Reputation.

Look for a builder who does not lack customers. If possible, it is worth interviewing his latest clients.

2. Experience in a construction field.Choose a professional who has extensive experience in the design, construction and building of such houses that meet your budget and the desired type

3. The personality of the builder.House construction is a great personal and emotional experience, therefore it is appropriate to choose a builder who communicates easily and is pleasant to work with.

4. Warranty.

The builder must provide a written guarantee for the work performed and certificates of materials.

5. Financial stability.

Make sure that your chosen builders are viable, successful and financially stable. Success in the construction market indicates a high-quality work for a reasonable price. The company which is working successfully will not withdraw from the market during your home warranty period. In addition, the company has "the best access" to the suppliers and reliable subcontractors who can perform a wide range of high-quality construction work.

The contract with the contractor

After selection of the contractor, when forming a contract, it is beneficial to have a total work estimate, as an inseparable part of the contract. Estimates can be formed for individual works: foundations, walls, etc. Since in most cases the customer is not a specialist in the construction, it is necessary to provide in the contract that the contractor must carry out the work in accordance with the normative construction documents and laws, and take responsibility for the failure to comply with the law. This will ensure not only the responsibility of the contractor but comfort and safety of the future residents of the house in the future.

It is also worth provide in the contract that the construction works are received in stages. This ensures the quality of work so that the deficiencies noted can be easily remedied. It must be possible to hire a third-party person (a specialist) for work acceptance and inspection.

However, the price is not a direct measure of quality. Rather, a good quality is a set of good design, suitable products and materials that are used with experience and skill. The most expensive window will not look better and perform its function better than a little cheaper one. However, incorrect installation can cause significant damage to properties of any window. In other words, the high cost of the product will not redeem its poor use.
